Property Market Intelligence

  • Understand the property market, its pitfalls, its drivers and how to elicit the true potential of any development opportunity.  
  • Identification of feasible development opportunities.
  • Conduct of feasibility assessments to prove development opportunities.  

Networking and Relationships

  • Engagement with Federal, State and Local government representatives / lobbyists;
  • Establish and maintain meaningful relationships with potential sellers, investors, JV partners, tenants and stakeholders;
  • Establish and maintain meaningful relationships with consultants, contractors and project builders.

Project Management 

  • Demonstrate a history of experience and expertise;
    • Prepare, develop and implement business plans for an on behalf of clients;
    • Prepare feasibility studies, programs and budgets for an on behalf of clients;
    • Brief, review and negotiate on planning strategies and reports and infrastructure plans for and on behalf of clients.
  • Consistently deliver projects within timeframes and within budget;
    • Provide reporting functions to the client;
    • Manage design, plan and construct subdivision and infrastructure works;
    • Execute contracts and authorities for the purpose of giving effect to projects;
    • Manage budgets and cost control for and on behalf of clients;
    • Provision of project resourcing for and on behalf of clients;
    • Consider, advise and determine for clients as to when it is appropriate to sell project lands in parcels or portions or allotments.
  • Manage risk and risk management practices that ensure project success; 
    • Ensure projects comply with relevant Acts, the requirements of relevant authorities and all authorisations;
    • Ensure that insurances are in place that will adequately protect clients and the project lands;
    • Obtain the advice of suitably qualified consultants so that projects proceeds in a competent manner;
    • Engage advisers, consultants and contractors and any such other parties as may be deemed appropriate to carry out works arising from the management of the project;
    • Ensure that development stages, as and where applicable, are developed in a timely manner;
    • Prepare risk management strategies on behalf of clients.

Marketing Management

  • Do all things for promoting and marketing projects in a timely and businesslike manner.
  • Ensure projects are advertised, promoted and marketed by arranging suitable signage, advertising and other media products; 
  • Ensure projects are presented for sale in a professional and attractive manner.

Sales Management

  • Do all things for the selling of lots created by a  Project in a timely and businesslike manner;
  • Ensure that qualified and competent land sales agents and/or representatives are available to assist potential purchasers at reasonable times;
  • Ensure that contracts for the sale of projects including developed lots maintain and protect the interests of the client and the development manager;
  • Ensure sales contracts are settled in a timely manner;
  • Determine with the client prices and terms and conditions upon and for which land can be offer for sale and sold.
